Emergency plumbing

£95 covers the call-out and the first hour · no night or weekend surcharge

When you need it

Water coming through a ceiling. No heat in February. A tank overflowing into the loft. Anything where waiting until Monday costs you more than ringing now does.

What happens

  • Ross answers his own mobile, day or night
  • He talks you through isolating it while we're on the road — usually the stopcock under the kitchen sink
  • Made safe first, repaired second, so the damage stops before the invoice starts
  • Anything past the first hour is agreed with you before we carry on
  • A written report if you're claiming on insurance

Boiler installation

When you need it

Past twelve years old, parts getting hard to find, or it's cost you two repairs in one winter. Also when a growing house has outrun a boiler that was right for two people.

What's included

  • A survey first, so the boiler suits the house rather than the invoice
  • Old unit removed and disposed of
  • System chemically flushed before the new one goes on — skipping this is how new boilers die young
  • Magnetic filter and scale reducer fitted as standard
  • Commissioned, Benchmark filled in, and registered with the manufacturer and Building Standards in your name
  • Up to 10 years' manufacturer warranty depending on the model

Boiler servicing & repair

£85 full service · £70 first hour on a repair

When you need it

Once a year, every year. Nearly every manufacturer voids the warranty without a service on record, and it's how the £90 fault gets caught before it becomes the £900 one.

What's included

  • Flue gas analysis and combustion readings, written down and left with you
  • Case off, burner and heat exchanger cleaned
  • Gas rate and working pressure checked and adjusted
  • Seals, controls and safety devices tested
  • Certificate emailed the same day for your warranty file

Central heating

When you need it

New systems, extensions onto old ones, and the classic Aberdeenshire problem: toasty upstairs, freezing in the back room that was added in 1978.

What's included

  • Heat loss calculation per room, so radiators are sized rather than guessed
  • Pipework in copper, chased in and made good where it needs to be
  • Smart or programmable controls, set up and explained properly
  • Balanced and commissioned across every radiator before we leave
  • Floors lifted and relaid, not left for a joiner to sort out

Bathroom installation

When you need it

A full refit, or turning an unused box room into a second bathroom. We take on the whole thing so it's one trade in the house and one number to ring when something needs looking at.

What's included

  • Strip-out and disposal of the old suite
  • First fix, tiling, silicone and second fix
  • Electrician and plasterer brought in and managed by us
  • Extractor fitted to Building Standards, because most old ones aren't
  • Eight to twelve working days, with the toilet back in use every night after the first
  • Snagging visit two weeks later, included

Leak detection & repair

When you need it

A damp patch that keeps coming back. A water bill that has doubled for no reason. Pressure on the boiler that drops every few days and nobody can say why.

What's included

  • Acoustic and thermal detection before anything gets lifted
  • Tracer gas for pipework under solid floors
  • Most jobs we lift one board, not the room
  • Photographs and a written location report, which insurers usually want

Blocked drains

When you need it

Slow sinks, gurgling toilets, or a gully outside that fills up every time it rains — which in the Garioch is often.

What's included

  • High-pressure jetting rather than rods where the run allows it
  • Camera survey afterwards so you know whether it was roots, fat or wipes
  • Footage sent to you, and to your insurer if there's a claim in it
  • Honest answer on whether it needs relining or just clearing

Burst pipes

When you need it

Hard frost, then a thaw. Most of our burst calls come in the forty-eight hours after the temperature climbs back above zero, not during the cold snap itself.

What's included

  • Isolated and made safe on arrival
  • Section replaced in copper, not patched with a compression fitting and hope
  • Lagging fitted to the run that failed, so it doesn't happen next winter
  • Advice on where your stopcock is and whether it still turns — half of them don't

Radiators & powerflush

When you need it

Cold at the bottom and warm at the top means sludge. Cold at the top and warm at the bottom means air. One needs a flush, the other needs two minutes and a bleed key.

What's included

  • Like-for-like swaps, repositioning, and towel rails in bathrooms
  • Thermostatic valves fitted so you're not heating empty rooms
  • Powerflush with inhibitor added afterwards
  • Magnetic filter fitted at the same time, which is what stops it coming back
  • System rebalanced before we leave

Unvented cylinders

from £1,100 supplied and fitted

When you need it

Mains-pressure hot water for a house with more than one shower, or replacing an old vented tank and the header in the loft that goes with it.

What's included

  • G3 qualified — it is a legal requirement for unvented work and not every plumber holds it
  • Cylinder sized to the number of outlets, not to the space in the cupboard
  • Discharge pipework run to a safe termination
  • Expansion vessel, tundish and safety valves fitted and tested
  • Annual servicing kept in the diary so the warranty stands

Landlord gas safety

£75 per property · £60 each on three or more

When you need it

Every twelve months on any rented property with a gas appliance. It's a legal duty on you as the landlord, and letting agents will ask for the certificate before they market the place.

What's included

  • All gas appliances, pipework and flues checked in one visit
  • Appointments booked directly with your tenant, so you're not the go-between
  • CP12 emailed the same day, to you and your agent
  • Reminder the month before it runs out
  • Portfolios welcome — we do a run of them in a morning

How fast can you actually get to me?

Inside the hour for Inverurie, Port Elphinstone, Kintore and Kemnay, most of the time. Oldmeldrum, Westhill and Dyce depend on where the van already is. What we won't do is say "within the hour" to everybody and then turn up at four — you'll get a real time on the phone, and a call if it slips.

What areas do you cover?

Inverurie out in every direction: Port Elphinstone, Kintore, Kemnay, Blackburn, Oldmeldrum, Pitcaple, Daviot, Chapel of Garioch, Westhill, Dyce and north Aberdeen. Further out we'll still come if we're already that way — ring and ask rather than assuming not.

Do I need a new boiler, or can this one be fixed?

Under twelve years old and the part is still manufactured, it's usually worth fixing and we'll say so. Past that, or if the heat exchanger has gone, you're putting good money after bad. We'll tell you which one it is before we quote, and we'd rather sell you an £85 service than a boiler you didn't need.

How long does a bathroom take?

Eight to twelve working days for a full strip-out and refit, depending on tiling and whether the floor needs work. The toilet goes back in use every night after the first, and you'll have the dates in writing before we start rather than a vague fortnight.

What is a powerflush and do I actually need one?

It pumps a cleaning solution round the system at pressure to shift the black sludge that builds up in old steel radiators. You need one if rads are cold at the bottom and hot at the top, if the boiler is short-cycling, or if you're fitting a new boiler onto old pipework. You don't need one just because somebody at the door said so.

Can you work with an insurance claim?

Yes, and it's a fair bit of what we do after a burst or an escape of water. You get a written report, photographs, and an itemised quote in the format loss adjusters expect. We'll deal with them directly if you'd rather not.

Do you take on letting agents and portfolios?

Yes. CP12s drop to £60 each on three or more properties, we book the access with tenants ourselves, and certificates go to you and the agent the same day. We keep the renewal dates and chase you rather than the other way round.

How do I pay?

Small jobs are invoiced on completion, payable by bank transfer or card. Bigger work takes a deposit when you book it — a quarter of the job, minimum £50 — paid by card on the booking page, and it comes off the final invoice. Annual plans are paid up front. Card payments go through Stripe straight to the business account; we never see the number and neither does this website.
